These Terms of Use govern access to StGeorgeHomesDirect.com and its home-search, account, saved-search, alert, market-report, and contact features. By using the site, you agree to these terms.

Real estate relationship

St. George Homes Direct is a real estate marketing and consumer-search experience provided by Rylan Pinarelli and the homegrown team affiliated with RE/MAX Associates. Using this site, creating an account, saving a home, or sending an inquiry does not by itself create a brokerage, agency, fiduciary, or client relationship. Any agency relationship must be established by a separate written agreement.

Information, not professional advice

Site content is general information and is not an offer, contract, appraisal, property inspection, title report, or legal, tax, lending, insurance, engineering, zoning, rental, or investment advice. Verify information that matters to your decision with the appropriate property documents, governmental authority, HOA, inspector, lender, attorney, accountant, or other qualified professional.

Listings and market information

Listing information is supplied by MLS and other data providers for consumers’ personal, non-commercial use. Information is deemed reliable but is not guaranteed and can change without notice. Availability, status, price, square footage, boundaries, schools, zoning, short-term-rental eligibility, HOA rules, age restrictions, incentives, and other facts must be independently verified.

Market reports summarize published historical data. They are not predictions, appraisals, or guarantees of future value or market conditions.

Accounts, saved searches, and alerts

You are responsible for accurate account information, protecting your password, and activity under your account. Alerts are a convenience and may be delayed, incomplete, interrupted, or affected by listing and email-provider changes. Do not rely on an alert as your only way to monitor a property or deadline.

Acceptable use

You may use the site only for lawful, personal real estate research. You may not scrape, crawl, harvest, bulk-download, republish, resell, frame, reverse engineer, interfere with, overload, probe, bypass access controls on, or use the site or listing data to build another database or service. Automated access is prohibited unless we and the applicable data provider authorize it in writing.

Intellectual property and third-party services

The site design, original copy, and software are protected by applicable intellectual-property laws. Listing content and trademarks belong to their respective owners. RE/MAX®, REALTOR®, MLS names, and other marks are used only as authorized. Third-party websites and services have their own terms and privacy practices, and we are not responsible for their content or availability.

Disclaimers and limitation of liability

To the fullest extent permitted by law, the site is provided “as is” and “as available,” without warranties of uninterrupted operation, accuracy, fitness for a particular purpose, or non-infringement. St. George Homes Direct, Rylan Pinarelli, RE/MAX Associates, and their service providers will not be liable for indirect, incidental, special, consequential, or punitive damages arising from use of the site. Nothing in these terms limits a right or remedy that cannot lawfully be limited.

Changes, governing law, and contact

We may modify or discontinue site features and update these terms. Continued use after an update means you accept the revised terms. Utah law governs these terms, without regard to conflict-of-law principles. If a provision is unenforceable, the remaining provisions remain in effect.
