St. George 55+ Communities & Homes

55+ COMMUNITIES · ST. GEORGE AREA

Compare the rules, costs, homes, and long-term fit—not only the amenities.

Age-qualified communities can offer single-level plans, shared amenities, and a defined community structure, but the details differ. Eligibility, occupancy, guest policies, HOA finances, maintenance responsibilities, and resale conditions should be reviewed from current documents.

A listing label is only the starting point

Eligibility and occupancy

Confirm the community’s current age qualification, occupancy, guest, caregiver, and leasing rules directly from governing documents and management.

HOA scope and financial health

Compare dues, reserves, insurance, maintenance responsibilities, planned projects, transfer fees, special assessments, and what amenities are actually open.

Home design versus future needs

Single-level access, step-free entries, hall and door widths, showers, storage, garage space, and maintenance can matter more than the community label.

VERIFY BEFORE YOU RELY ON IT

Read the current community package

  1. Confirm age, occupancy, guest, leasing, pet, parking, and caregiver provisions.
  2. Review the budget, reserves, insurance, recent meeting minutes, assessments, and litigation disclosures.
  3. Identify exactly what the HOA maintains and what remains the owner’s responsibility.
  4. Confirm amenity status, operating hours, membership or transfer fees, and future construction timing.
  5. Evaluate the individual home for access, storage, mechanical systems, noise, sun, and resale flexibility.

Questions buyers ask us

Is every single-level community a 55+ community?

No. Home design and legal age qualification are separate. Some all-ages communities offer extensive single-level inventory, while age-qualified communities have specific occupancy rules.

Are HOA dues comparable from one community to another?

Only after comparing what they include. Landscaping, exterior maintenance, roofs, insurance, private streets, gates, recreation, and utilities may be handled differently.

Can younger family members visit or live there?

Rules vary by community and circumstance. Review the current recorded documents and obtain management guidance instead of relying on a listing summary.
