- Preserve appropriate inspection opportunities and understand the builder’s correction process.
- Review HOA documents, phase maps, public plans, taxes, utilities, special districts, and future assessments.

Do I need my own agent at a model home?
The builder’s sales team represents the builder. If you want independent representation, establish it before or at the first visit and follow the builder’s registration requirements.
Should a new home still be inspected?
New does not mean flawless. Contract rights vary, but buyers commonly discuss phased or pre-closing inspections and document the builder’s correction and warranty process.
Is a quick-move-in home the same as a to-be-built home?
No. Completion certainty, selection flexibility, incentives, deposits, change orders, and timing can be very different. Compare the specific contract and construction stage.
